April 2004 Sales Figures
Solid new home sales continue in April
 
Toronto— There were 4,599 new homes and condominiums sold in the Greater Toronto Area in April, up 39 per cent over April, 2003, Mark Parsons, president of the Greater Toronto Home Builders' Association announced today.

“So far this year, 15,629 new homes and condos have been sold in the GTA, representing a remarkable 18 per cent increase over the same period last year despite a slow start to the year because of the unusually harsh winter.”

The market is being driven by continuing low mortgage rates which is keeping homes affordable. RBC Royal Bank reported this week that housing affordability (the percentage of household income required to buy the average home) in Toronto in the first quarter of 2004 is at 36.8 per cent, compared with 38.3 per cent the previous quarter. This improvement in affordability translates into a 4 per cent decline in monthly payments.

The new home market also remains quite competitive. “There are so many builders and so many projects that potential buyers have no difficulty finding the home they want in the place they want at the price they can afford,” said Parsons.

April new home sales were split 70 per cent low-rise and 30 per cent high-rise. The top five municipalities were Toronto, 1,192; Brampton, 669; Markham, 467; Mississauga, 332; and Richmond Hill, 303
